How Much Does It Really Cost to Renovate a 2 or 3 BHK in Gandhinagar—and What Gets Left Out of the Quote?

First, what does “full renovation” mean?

A 2 BHK with good floors may only need paint, a kitchen update and wardrobes. Another 2 BHK may need new pipes, wiring, tiles and bathrooms. Both are called renovation. They are very different jobs.

For a published example, Livspace’s 2026 Ahmedabad guide lists the full renovation ranges below. Its list covers major work, including new tiles, bathrooms, wiring, paint, ceilings, a kitchen and furniture. The prices exclude 18% GST.

Make three lists before asking for a price

Walk through each room. Write “must fix”, “would like”, and “can keep”. Put leaks and unsafe wiring on the first list. Put a new TV wall or extra shelf on the second. Keep floors and cabinets that still work well.

Share the same list with each person who gives you a quote. Add room sizes and photos. Say whether you will live there during the work. Moving furniture, covering it and working around your family can change the plan.

Ask how each item is measured. A wardrobe price may use its front area. A floor price may use floor area. Neither should be confused with the flat’s total built-up area.

• Kitchen: keep the layout or move the sink and hob?
• Bathrooms: change fittings only or remove the tiles too?
• Storage: how many units, shelves and drawers?
• Paint: which walls, and what repair work is needed first?

Materials can change the price a lot

Two white cupboards may look the same in a photo. Their boards, surface finish, hinges and drawers may be very different. Ask for the brand, board type, thickness, finish and fitting model in writing.

Do not use “waterproof wood” as the full description. Plywood comes in different grades. Ask which one suits a dry bedroom and which suits the area near a sink. The edges and joints need care too.

A simple laminate finish may suit your budget better than a special painted or curved finish. Ask to see a small sample in your home before you decide.

Check the shop price—and the cost to bring it home

You can compare materials in Gandhinagar and Ahmedabad, including shops in the Gota market area. Compare the full cost at your home. Add transport, unloading, cutting, fitting and spare pieces where needed. A low rate at the shop is not the final price.

Ask if the exact shade and size are in stock. Check how long a second order would take. This matters if a tile breaks or you later add one more cabinet.

You may also see fittings made in China. The country alone does not tell you the quality. Check the brand, bill, written warranty and local spare parts. Ask who will help if a part inside the tap or drawer fitting fails. Do the same for Indian-made fittings.

What often needs a separate line in the quote?

These items are not always missing. But they are easy to assume. Ask the person giving the quote to mark each one as included, extra, or not needed.

• Removing old tiles, cabinets and waste from the site.
• Fixing damp walls, old pipes or loose plaster found after opening up.
• Tile adhesive, grout, board edges, handles, hinges and drawer fittings.
• New sockets, light fittings, exhaust work and appliance fitting.
• Delivery, carrying items upstairs and protecting lifts or floors.
• Final paint touch-ups, cleaning, taxes and any society charges.

If the quote is too high, change the plan clearly

Keep what is sound. Use a simpler finish. Reduce extra drawers or wall panels. Do one room now and another later. Ask for the saving against each change so you can choose what matters.

Avoid cutting the budget for leak repairs, safe wiring or work hidden behind finished walls. Fixing those later may mean opening up the new work.

Keep some money aside for work that can only be seen after old items are removed. Agree that any extra cost needs your approval before work starts. The amount to keep aside should follow the age and condition of your home.

Before saying yes, ask: “Is this the full amount for the work listed, with materials, labour, delivery and taxes? What could still change?” That answer is more useful than a price based only on “2 BHK” or “3 BHK”.
