The short answer
Start with possession and the builder-provided condition, then verify measurements, daily storage needs and appliance service points. Agree a room-by-room scope, purchases and access before ordering. A new flat does not need every existing finish replaced to become a comfortable home.
1. Begin with the flat you are actually receiving
Record the expected possession date, access status and what the builder has supplied: flooring, paint, kitchen counter, sink, doors, electrical points and bathroom fittings. Keep the builder’s pending items separate from your new interiors scope.
Photograph each room before work begins. Note visible defects and discuss them with the relevant builder or property team. If access or a repair is unresolved, do not treat an interiors booking date as proof that the site is ready.
A floor-plan drawing is useful for an early conversation. Final built-in sizes must follow actual site measurements after the relevant finishes and service positions are confirmed.
2. Plan daily use before selecting a look
List the people using each room and the items that need a place. A work desk needs a chair path and reachable power. A wardrobe needs the right mix of hanging space, shelves and drawers. A living room needs circulation after the sofa is placed.
Separate essential fitted work from items you can buy later. A quiet, usable home may begin with a working kitchen, useful storage, lighting and curtains rather than a decorative finish on every wall.

3. Decide what to keep, add or replace
Walk the flat with three headings: keep, add and replace. If the supplied floors and bathroom fittings are sound and suitable, retaining them can keep the work list smaller. If you want a different kitchen layout, price its connected utility and making-good work separately.
Choose for the actual condition and your needs. Do not assume every new flat needs demolition, or that all builder-provided fittings suit a changed layout.

4. Fix appliance decisions before the cabinet drawing
Record the exact refrigerator, hob, chimney, oven, dishwasher and purifier models that your plan needs. Give the sizes and installation instructions to the relevant trades. Check opening doors, maintenance access and the path through the room.
IKEA India’s measuring guidance includes the positions of windows, doors and utility connections. Use those prompts when preparing your brief; do not copy a standard cabinet dimension without checking your room and product.
Have the appropriate electrician, plumber and authorised utility or appliance installer confirm their part of the plan. Product-specific requirements govern the final installation.

5. Approve materials and drawings together
Record the board product, grade and thickness, surface finish and hardware for each fitted item. Keep a sample or approved reference for colours. A board manufacturer’s product terms are useful reading, but do not establish one warranty for the whole home.
Confirm the drawing, material availability and who buys each product before ordering. Ask what happens if a selected item is unavailable and how a substitute affects cost and delivery.

6. Check the building arrangements before fixing a date
Ask your owner, society or property team about permitted work hours, lift use, material unloading, waste removal, protection and any approvals relevant to the planned work. Requirements vary by building; this guide does not assume one rule across Gandhinagar or GIFT City.
Discuss a sequence after possession, approvals, utility checks and delivery dates are clear. Keep measured drawings and material decisions ahead of fabrication. Reserve the final walkthrough before the move-in arrangements are treated as settled.
- Who provides keys or access and attends site decisions?
- Where can deliveries be safely received and stored?
- Which builder items must be complete before fitting?
- Who confirms readiness for each following trade?
7. Example: a kitchen, two wardrobes and a TV unit
Illustrative starting scope: retain suitable floors, add kitchen cabinets to an approved layout, fit two measured wardrobes and add a TV storage unit. Select essential hardware and lighting, then keep loose furniture and decorative panels as separate choices.
If you later add a dishwasher or move a sink, update the kitchen scope before ordering. The change can affect cabinet space, water, drainage, power and the work schedule. A useful turnkey plan shows those connections rather than only adding another furniture line.
At handover, check the agreed fitted work and ask the relevant trades to demonstrate their completed connections and fittings. Record outstanding items, care information and applicable warranty documents.
8. Bring one clear brief to the first conversation
